A Home Condition Survey (Level 1) will be carried out by either a Chartered Building Surveyor or a Home Inspector.

They are straight forward surveys, suitable for relatively modern houses where no major problems are anticipated. If your building is of a more traditional construction, very old or you believe there may be major problems then it would be wide to consider a more comprehensive Building Survey (Level 3) from a Chartered Surveyor. It should be noted that a Home Condition Survey does not normally include a Valuation.

A Home Condition Survey is a condition report produced by a Home Inspector who will be a member of an Accreditation Scheme run either by SAVA or The BRE. All surveys are lodged with the accreditation schemes which operate a quality assurance regime to provide additional consumer protection and confidence.

The RICS version of a Home Condition Survey is called a RICS Condition Report (Level 1). Chartered Surveyors who are members of the Royal Institution of Chartered Surveyors need to be licenced to produce this report.
The Home Condition Survey is in a standard format and applies ‘condition ratings’ to the various parts of the building. It is designed to be easily understood by the home buyer.
